HVAC Load Calculations and Energy Code Compliance in Massachusetts
Massachusetts-licensed PE
Stamped cooling and heating load calculations and energy code compliance for industrial, commercial and multi-family projects in Massachusetts, from a Boston-based practice.
Adicot has been headquartered in Boston since 2022. Massachusetts has three tiers of energy code, and which one governs a project depends on the city or town it is in, so the municipality is the first thing we check.
The same services in every state
Adicot provides the same engineering services in every state it is licensed in, for industrial, commercial and multi-family buildings of any size. What changes from state to state is the code the work is held to.
- Cooling Load/Heat Load Calculations: room-by-room loads worked with ASHRAE methods, with ventilation rates to the adopted code
- Energy Code Compliance: the building modeled and compliance demonstrated on performance, in the format the plan reviewer expects

The codes in force in Massachusetts
As of October 2026:
- Building code: the Massachusetts State Building Code, 780 CMR, 10th Edition. It took effect on October 11, 2024 and has been the only edition in force since July 1, 2025.
- Base energy code: 780 CMR Chapter 13, which is the 2021 International Energy Conservation Code with Massachusetts amendments.
- Stretch Code: 225 CMR 23 for commercial and multi-family buildings, adopted by most municipalities. It is administered by the Department of Energy Resources.
- Specialized Code: the Stretch Code plus its Appendix CC, adopted by a smaller group of municipalities by local vote.
- Mechanical: the 2021 International Mechanical Code as amended by 780 CMR Chapter 28.
What is particular to Massachusetts
Three tiers. Every municipality is a base, Stretch or Specialized code community. The Department of Energy Resources publishes the current list, and it changes as towns vote.
Multi-family. Multi-family buildings over three stories fall under the commercial code.
Climate. The whole state is in climate zone 5A: cold winters, humid summers.
